The average U.S. rate of 30-year mortgages eligible for loans from Fannie Mae and Freddie Mac – known as residential mortgages – may have risen from a 22-year high of 7% in the first three months and then dropped to almost 7%. At 5.8% in the last quarter of 2023, it’s a two-year low, Wells Fargo economists forecast Thursday.

“Higher financing costs have reduced housing activity this year,” Wells Fargo analysts wrote. “The movement in financing rates has reduced affordability for buyers and has brought home buying and selling to a halt, locking out homeowners with low mortgage rates.”
Bond prices began to rise after the Federal Reserve halted its global spread-out contract buying program earlier this year and raised the benchmark interest rate to cool the business trend and curb inflation.
“The Fed’s narrowest cycle since 1982 has had an impact on the economy, with some measures such as construction and home sales responding weakly even while other measures such as spending and hiring remain positive,” Wells Fargo economists said.
A report released last month by the National Association of Realtors said home sales fell for the eighth consecutive month in September, the longest drop in 15 years as high mortgage rates make it harder for families to own homes.
