How To Get A Heloc Or Home Equity Loan On A Second Home
If you own a home with equity, a HELOC — a home equity line of credit — has lower interest rates than other ways to borrow.
Unlike home equity loans, HELOCs are credit accounts where a line of credit is established that allows you to borrow over time. HELOCs are more like credit card accounts than loans, in that you can borrow as many times as you want up to a certain limit and until the date that repayment begins.
HELOCs are not paid out in one lump sum. Instead, they’re ideal for situations where you’re not sure how much you need to borrow, such as renovations.
Regardless of your borrowing situation, your credit score, loan-to-value ratio, and where you live can affect the HELOC interest rate you see from your lender. Here’s how these factors affect what you’ll pay.
What Credit Score Do I Need To Get A Home Equity Loan?
HELOCs often have variable interest rates, meaning the interest rate can change over the life of the loan.
Those interest rates are often closely tied to the prime rate, the interest rate banks charge for loans. This interest rate follows the Federal Reserve’s federal funds rate, which can change frequently. Its effects are often seen in interest rates found on everything from auto loans to savings accounts.
Banks sometimes add an inflation margin to determine their HELOC interest rate. Inflation starts at 3.25% in 2022, but it has trended upward since then. Here’s how the inflation rate has changed since 2001 (rates listed for the beginning of January each year):

Because HELOC interest rates vary, each one can — and will — change in the future. Your interest rates may rise, especially as the economy recovers from the coronavirus.
While HELOC interest rates are low right now, they won’t stay this way forever, an important consideration when looking at this line of credit, which can take five to 10 years to pay off.
Looking at your HELOC loan-to-value ratio determines how much you need to borrow and how much your home is worth. Most lenders allow homeowners to put down the mortgage balance of up to 80% of their home’s value, with some lenders allowing up to 90% of the mortgage balance.

As with other types of loans, the amount you pay in interest is determined by your credit score. A HELOC is most affordable with a good credit score, while a lower credit score makes it more expensive to get a loan.
HELOCs depend heavily on credit scores, and are available to people with FICO scores above 720. According to the Experian credit bureau, the minimum FICO score for a HELOC is 680. However, some exceptions can be made, especially for larger sizes. Equity in their homes.
According to S&P Global, California, Florida, Maryland, and New Jersey homeowners pay the most for their home equity loans with average interest rates above 5.3%. However, homeowners in North Carolina, North Dakota, South Dakota and Vermont see the lowest interest rates, with interest rates as low as 4.4%.
