Home loan rates fell after the shutdown, with the Reserve Bank of India (RBI) opting for a deeper policy rate cut to revive demand and economic activity that has been crippled by Covid-19. At the latest monetary policy meeting, the central bank cut the repo and changed rates by 40 basis points (bps) to 4% and 3.35%, respectively. One bps is one-tenth of a percentage point.

New buyers can get a home loan at much lower rates than what was previously available. “Sub-7% is the lowest rate for a floating home loan in 15 years,” said Gaurav Gupta, CEO of Myloancare, a loan and credit card marketplace.

While interest rates are one of the main factors borrowers look at when choosing a lender, it’s also important to consider other factors. In the midst of falling interest rates, existing borrowers may face higher rates, but there may be a way out for them. Read on to find out.

From July 1, State Bank of India (SBI) will offer home loans starting at 6.95% per annum. Other public sector banks (PSBs), including Union Bank of India, Bank of India, Central Bank of India and Bank of Baroda, offer home loans at 6.70% or 6.85%.

Actual rates vary depending on the loan amount and the nature of the borrower. For SBI payday borrowers, the interest rate is 7% for loans up to ₹30,000. For loans between ₹30 lakh and ₹75 lakh, it is 7.25% and 7.35% for loans above ₹75 lakh.

Historically, government and private lenders have had similar interest rates. “But since the lockdown began, some private lenders have not been aggressive because transactions have been slow.” The rates will remain competitive as the transactions go through,” said Pankaj. Bansal, Vice President and Head, Senior Account Management, Bankbazaar, a marketplace for financial products.

For payday borrowers, ICICI Bank home loans start at 7.45% (for ₹35 lakh) and go up to 8.45% (for loans above ₹75 lakh), according to its website. Axis Bank home loan rates start from 7.75% and Kotak Mahindra Bank offers from 7.35%.

View enrollment and EMIs: Lower rates from PSB can help borrowers reduce their monthly installments (EMIs) or improve them. Imagine a ₹25 lakh loan from SBI for 20 years, and another lender charges a rate 50 bps higher. The EMI for an SBI loan at 6.95% will be ₹19,308 from the lender, which is ₹20,064. The total interest for 20 years will increase by ₹1,81,429 on behalf of the lender.

A lower interest rate means more opportunities for the borrower. A person earning ₹45,000 takes a loan of ₹25.23 lakh at an interest rate of 7.45%. If the interest rate falls by 50 bps, a person’s wealth will increase by almost ₹ 1 lakh, if everything remains the same.

However, eligibility criteria vary from one lending institution to another and there are many other factors to consider.

Low interest rates can help you save. “But most of the time, the lenders who offer the lowest rates have highly optimized and eligibility criteria,” says Ratan Chaudhary, head of home loans, Paisabazaar.com.

Banks that offer lower interest rates may offer loans to borrowers with high credit scores or may offer lower interest rates than other lenders. In such situations, borrowers may want to look at non-banking finance companies (NBFCs) that offer higher rates.

Many PSBs have different rates depending on the loan amount. Lower rates for loans below ₹30 lakh. The highest is for those seeking loans above ₹75,000. But many private lenders do not offer different rates based on the loan amount. Borrowers looking for higher loans can turn to private banks that offer faster loans and better services.

Factors Affecting Refinancing And Repricing

New borrowers need a loan quickly. “PSBs, of course, have a longer turnaround time. If all the documents are ready, individual lenders can disburse the loan within two weeks. “Others can disburse the loan within seven working days if all the documents are ready,” said Bansal.

Almost all banks have passed on the benefits of RBI’s repo rate cut on their loans. But if you’re still on the minimum mortgage lending rate (MCLR), your rate will change when interest rates rise to reset. Home loan interest rates are pegged to MCLR which means quarterly or annual fixed clause.

According to advocates, it is better for MCLR customers to switch to repo-linked assets. “The interest rates on MCLR-linked loans depend on the bank’s lending rate. It is an internal criterion that a commercial lender cannot consider. Hence, it is advisable to shift to rate-linked funds,” Chaudhary said.

RBI has directed banks to charge less interest to borrowers if they request to convert loans from MCLR to external benchmark.

Don’t just go by the rate when taking out a home loan. Choose a provider based on your needs. If you are lending on the basis of MCLR, it is time to switch to an easier loan linked to a repo rate.
